Plaster vs. Drywall in a New Home: Why We’d Choose Plaster Every Time

After 35-plus years of hanging board and finishing walls across Rhode Island and North Carolina, we’ve earned the right to have an opinion. So here it is: if you’re building a new home and you want walls that’ll outlast the mortgage, go with plaster. Typically Drywall will last a year or so until repairs are needed, Plaster lasts decades. 

That probably sounds backwards. Most folks figure plaster is something you only deal with in a 1920s colonial — an old-house headache, not a new-build choice. We hear it all the time. But the people who know walls best, the painters and finishers running their hands across them every day, will tell you the same thing we will. A real plaster finish isn’t a relic. It’s the upgrade builders quietly wish they’d specced.

Here’s why we feel that way, and why we steer our own customers toward it.

Drywall is fine. Plaster is better.

Let’s be fair to drywall. It’s fast, and for most of the country it’s the default. You hang the panels, tape the seams, mud them, sand them, and you’ve got a wall in a day or two. We hang plenty of it. There’s no shame in a clean drywall job.

But “fast” and “best” aren’t the same thing, and anybody who’s lived with both knows it.

Drywall is thin. It dents when a chair backs into it. It cracks at the corners when the house settles. Hang a heavy mirror wrong and you’ve got a hole. The seams telegraph over time. None of that is the end of the world — drywall can be patched — but you’re patching it because it got damaged in the first place.

Plaster doesn’t have that problem. It goes on as a hard, dense, seamless surface with no soft spots to find. Knock on a plaster wall and then knock on a drywall wall — one sounds hollow, the other sounds like the house was built to stay.

The Imperial finish: the part most people don’t know about

Here’s where we get specific, because this is what changes minds.

When we plaster a new home, we’re not troweling on mud the slow old way your grandfather watched dry for a week. We use a imperial plaster system — Imperial — applied over blueboard. It’s a thin, skilled coat that cures into something genuinely different from a drywall finish, and there are a few things you really have to feel to believe:

It gets hard. Not drywall-compound hard — actually hard. The finished surface shrugs off the dents and dings that would mark up drywall.

It doesn’t need sanding. A drywall finish lives and dies by sanding, and sanding means dust in every corner of your brand-new house — in the vents, on the floors, everywhere. Imperial sets up smooth right off the trowel. No sanding, no dust storm.

It feels like glass.  We mean that literally. Run your hand across a finished Imperial wall and it’s smooth, cool, and dense, like the top of a table.

And the painters love it. Ask anyone who’s painted over both. A glass-smooth plaster wall takes paint evenly — no flashing, no fuzzy drywall nap drinking up the first coat, no chasing sanding scratches across a wall in raking light. Some of the cleanest paint jobs we’ve ever seen were on plaster, and the painters will tell you the wall did half the work for them.

Why this matters most in a new home

This is the part we really want to land. People assume plaster is a restoration material — something you match when you’re fixing up an old place. We see it the other way around.

A new build is the one time you get to do it right from the studs out, before anybody’s living in it. You’ll never have a cleaner, easier shot at a plaster finish than right now, with open walls and no furniture to work around. Do it now and you live with the best walls in the neighborhood for the next 50 years. Skip it, and matching this quality later means tearing back into finished rooms.

You’re already spending real money on the build. Cabinets, flooring, fixtures — all things you’ll swap out in 15 or 20 years anyway. The walls are the bones. Spend a little more there and they outlast all of it.

The bottom line

If you’re sitting down to build something new and you want it to feel solid, look flawless, and hold up for decades, plaster is the call. The Imperial finish gives you a glass-smooth, dent-resistant, dust-free wall that your painter will thank you for and your grandkids will still be leaning on.

That’s not nostalgia talking. That’s 35 years of finishing walls and watching which ones still look right ten years down the road.
