Common repairs in Charlotte-area homes
Newer subdivision homes settle, and that shows up as nail pops, cracked seams and cracks over doors and windows. Remodels leave holes where lights, fans and outlets used to be. And knockdown and orange-peel textures, common in homes around here, make a patch obvious unless it's matched properly.
- Nail pops and settling cracks
- Cracked ceiling seams
- Holes from doors, fixtures and wiring
- Damaged corner bead
- Sagging ceiling drywall
- Knockdown and orange-peel matching
Rentals and property managers
We handle turnover repairs for landlords and property managers: one call, a written quote, and in many cases the work done in a day.
Common drywall problems in North Carolina homes
Seasonal humidity, summer storms and temperature swings are hard on walls and ceilings around here.
- Cracks: hairline cracks at doors, windows and corners usually come from normal settling. Larger or spreading cracks can mean moisture or movement and should be looked at.
- Holes: door handles, furniture, plumbing and electrical work. Patched properly, they disappear after paint.
- Nail pops: little round bumps where fasteners push out as a house settles. Common in newer homes.
- Water damage: roof leaks, HVAC condensation and plumbing. See water-damaged ceiling repair.
- Dents and gouges: everyday wear from kids, pets and moving furniture.
Common ceiling problems
- Water stains: repairing the ceiling without fixing the leak means the stain comes back.
- Cracks along seams: some are cosmetic; some mean the tape has let go and needs to be redone.
- Sagging: usually water, failed fasteners or aging board. Fix it before it comes down.
- Popcorn ceiling damage: needs a matching texture or the patch shows. See popcorn ceilings.
- Peeling paint: high humidity and moisture, often in bathrooms.
How we repair it
- Inspect the damage and look for the cause: moisture, movement or impact.
- Remove loose drywall, failed tape and peeling paint.
- Patch small damage, or replace larger sections.
- Tape the seams so they don't crack again.
- Apply joint compound in thin coats, drying between each.
- Sand smooth.
- Match the existing texture.
- Prime, ready for paint.
Rooms we work in
Living rooms, bedrooms, kitchens, bathrooms, hallways, stairwells, basements, garages, bonus rooms and offices, rentals and retail spaces.
What affects the price
We don't charge by the hour. Every job is quoted on its own. The things that move the number are:
- How big the damaged or new area is, and how many rooms are involved
- Ceiling height and access (stairwells and two-story rooms need staging)
- The texture or finish that has to be matched
- Whether the damage goes past the drywall into insulation or framing
- Drywall vs. plaster: plaster takes more skill and more steps
- Whether you want us to prime, or hand off to your painter
A photo texted to us is often enough for a ballpark. The written quote comes after we see it.

What customers say
A small place in my bathroom ceiling had to be cut out because of a leak. He repaired it beautifully!! Any debris from their work was cleaned up.
John and his crew were great for repairing some drywall in our rental property! It was super easy communicating and scheduling with them and even better they were able to knock it all out in one day!
Questions we get
Do you charge by the hour?
No. Every project is quoted individually, based on the labor time and materials it actually needs.
How should I get the room ready?
Clear the work area and the space around it as much as you can, and take down light fixtures in the work area beforehand. We bring every tool we need and cover floors and counters.
Do you clean up after?
Yes. We protect the space while we work and aim to leave it cleaner than we found it.
How can I pay?
Cash, check, or card through a secure payment link sent by text.
