Why North Carolina ceilings get water damage
Around Charlotte, a lot of the ceiling damage we see comes from above: HVAC units and condensate lines in hot attics, summer storms finding a weak spot in the roof, and upstairs bathrooms leaking into the ceiling below. Lake homes add humidity to the list.
- Roof and flashing leaks
- Attic HVAC condensate overflow
- Upstairs toilet and tub leaks
- Water heater and appliance leaks
- Storm damage
- Sagging, stained or collapsed ceilings
How we repair it
- Find how far the water went, not just where the stain is.
- Make sure the leak is fixed and the area is dry.
- Cut out damaged drywall back to sound material.
- Replace, tape and finish.
- Match the ceiling texture: knockdown, orange peel, swirl or smooth.
Insurance and property managers
We work with insurance adjusters, landlords, property managers and renters across the Charlotte region, and can document the damage and the repair for a claim.
Signs your ceiling has water damage
Catching it early keeps a patch from turning into a whole ceiling. Call if you see:
- Brown or yellow stains
- Bubbling or peeling paint
- Soft or spongy drywall
- Sagging or bowing
- Swollen seams or loose tape
- Cracks spreading from a stain
- Musty smell or mildew
- Warped walls below the ceiling
Right after a leak
- Stop the water: shut off the supply, or call your roofer or plumber.
- Keep people out from under a sagging ceiling. Wet drywall is heavy and can come down without warning.
- Take photos before anything is moved. Your insurance company will want them.
- Call us when the source is fixed. We'll check how far the water traveled and quote the repair.
Our repair process, step by step
- Inspect the damage and find how far the water went.
- Confirm the leak is fixed. Repairing over an active leak just brings the stain back.
- Remove wet, soft or mold-affected drywall.
- Let the framing and insulation dry out.
- Install new drywall, measured and fastened properly.
- Tape and finish the seams in multiple coats.
- Sand smooth.
- Match the ceiling texture so the repair disappears.
- Prime, ready for paint.
Repair or replace the whole ceiling?
Most leaks only need the damaged section cut out and replaced. If the water spread across the ceiling, the drywall has sagged between joists, or the texture can't be blended, replacing the full ceiling can look better and cost less than chasing patches. We'll tell you which one makes sense and why.
What affects the price
We don't charge by the hour. Every job is quoted on its own. The things that move the number are:
- How big the damaged or new area is, and how many rooms are involved
- Ceiling height and access (stairwells and two-story rooms need staging)
- The texture or finish that has to be matched
- Whether the damage goes past the drywall into insulation or framing
- Drywall vs. plaster: plaster takes more skill and more steps
- Whether you want us to prime, or hand off to your painter
A photo texted to us is often enough for a ballpark. The written quote comes after we see it.

What customers say
A small place in my bathroom ceiling had to be cut out because of a leak. He repaired it beautifully!! Any debris from their work was cleaned up.
John and his crew were great for repairing some drywall in our rental property! It was super easy communicating and scheduling with them and even better they were able to knock it all out in one day!
